If you’re starting to think about what areas you may enjoy living in, then we can help by taking a moment to discuss the areas we serve, as it will give you a jumping off point for the locations that may interest you in your search for your next home.
Fort Mill and Tega Cay:
The First Properties of the Carolinas office we sell real estate out of is located in Fort Mill, SC, directly next to the entrance to Tega Cay, and we serve both of those communities full time. Many of our home buyers who come to us for this area love the idea of low South Carolina property taxes while still being quite close to Charlotte, with an added benefit of being serviced by the award-winning Fort Mill School District. You will find that Fort Mill is located in the uppermost part of York County, and that it is nothing to hop up the interstate into Charlotte, North Carolina, perhaps 15-20 minutes depending on your location. We also tend to attract a fair amount of retirees as well, though, because they can enjoy the additional tax benefits to them in South Carolina, while taking advantage of being able to spend the day playing on Lake Wylie, or at night enjoying an Opera in downtown Charlotte.
Now, the unique thing to note about Fort Mill, SC is that we have some parts that are maintained and governed just by the county itself, and we also have the actual Town of Fort Mill that has its own city government. Tega Cay, also serviced by Fort Mill Schools and the Fort Mill post office, has its own city government as well. Both communities touch Lake Wylie, but Tega Cay has the added benefit of being a peninsula surrounded by Lake Wylie, and thus has many lakeside amenities.
Lancaster County:
Another interesting part about Fort Mill is that the name of the township extends into Lancaster County. The main reason for this is that this part of the county is still serviced by the Fort Mill Post office. It is important to note, however, that they are serviced by the Indian Land school system, for which that area may also sometimes be called. They also enjoy similar low property taxes, though, and their location makes them very convenient to the Ballantyne area in Charlotte, which is known for its great shopping.
Rock Hill:
Just to the south of all of this area is the city of Rock Hill, off I-77. Rock Hill is the home of Winthrop University, and is a city with a population of 65,000. Growing and thriving, it has a lot to offer, and some like it for its small city presence, with just a touch less expensive homes for those who want to get a great bang for their buck in our area.
Lake Wylie and Clover:
Another interesting point to our area is that Lake Wylie dips into both North and South Carolina. In fact, if we wish to hop on over to the township of Lake Wylie, or go a bit further west to get to the town of Clover, we actually pass into North Carolina, and then back into South Carolina once we pass over the Buster Boyd Bridge over Lake Wylie.
It’s important to note that Lake Wylie is not just the name of our lake, but also the township area in South Carolina. This area, serviced by the Clover School District, is also a popular area for our customers. It is just a bit further from Charlotte, but has a similarly award-winning school district with low taxes. River Hills, a sister community to Tega Cay with a guarded entrance, is located here, and has been popular with buyers for years. But, there are also many other new, beautiful custom home areas that more uniquely offer buyers the chance to live in communities that offer an acre of land.
South and Southwest Charlotte:
So you can see why we are licensed in both North and South Carolina, as we often also serve Southwest and South Charlotte, which includes the Ballantyne area. Southwest Charlotte is popular with customers who are looking for great accessibility to Charlotte with the added bonus of living in a nice, affordable area with great I-77 interstate access. Meanwhile, our Ballantyne customers find that they like the idea of the great shopping areas, movie theatres, and country clubs and golf courses that are available to them.
Even if you don’t choose to live right there in South or Southwest Charlotte, then you will still undoubtedly spend time in North Carolina. For those who live in the township of Lake Wylie, or on the west side of Fort Mill, you might find yourself shopping at the Target at the Rivergate Shopping center in Southwest Charlotte. Anyone who lives on the East side of Fort Mill, especially in Lancaster County, may find themselves hopping up Hwy 521 to take advantage of the independent movie theatre at Ballantyne Village. And many of the people who live in the areas we serve may find jobs or visit downtown Charlotte for the night life.
Union County:
The other area that we cannot leave off when we are talking about the areas that we serve is Union County. Tucked next to Mecklenburg and Lancaster County, it is also a very convenient area for our customers, as it has a similar feel to the other areas we serve. One big reason that we also serve that area is because if there isn’t a home in the Fort Mill School District or the Clover School District that a homebuyer falls in love with, then they just might find it in Union County, in a school district they may also find suitable for their family. Another great plus of Union County is its uniquely pastoral beauty. Much of the land was originally, or still is, horse farms, and thus a ride through this county can be quite breathtaking.
