Calculate Property Taxes in York County, Lancaster, Mecklenburg and Union

 * Please note that all of the tax examples below are valued on the 2008 tax rates.  Each county will post their 2009 tax rates in October.   

York and Lancaster Counties:

For property taxes in South Carolina, there are two different amounts by which a property owner may be taxed. The first tax value is for owners of land, second homes, and investment and commercial property, who are taxed at 6% of the assessed value of the property times the regular millage rate. 

However, there is a second, reduced rate that is taxed of the owner occupant.  They are taxed at 4% of the assessed value of their home multiplied by the special owner-occupied millage rate. 

       **There is also an additional tax exemption for a owner-occupied home in which at least one owner is 65 years or older.  $50,000 will be subtracted from the given tax value prior to the taxes being figured.  Thus, if the tax value of the home is $300,000, then they would be paying the same rates as the example values here.**


The reason for the exceptionally low tax values for the homeowner is that some of the school taxes were taken out of the taxes, but are funded by a 1% increase of the Sales Tax, which in York County is a total of 7%. 

To give an example of some of the taxes, here are a few numbers worked out, based on the 2008 millage rates for a particular area, (including the city tax for those in city limits):

Tax Value of $250,000, Owner Occupied in Tega Cay:
$250,000 x .04 x .2036 = $2036

Tax Value of $250,000, Investor home in Tega Cay:
$250,000 x .06 x .367 = $5505

To receive the 4% rate, you must fill out this application at the tax office after you have applied for your driver’s license: York County 4% Tax Application

For Lancaster County:

Tax Value of $250,000, Owner Occupied in Lancaster County
$250,000 x .04 x .129 = $1290

Tax Value of $250,000, Investor home in Lancaster County:
$250,000 x .06 x .2575 = $3862.50

Charlotte/Mecklenburg:

For anyone located in the city of Charlotte, the taxes for both county and city combined would be at a rate of: 1.2973 for every $100 of the value assigned to the home by the tax assessor.  You would also pay a combined rate of $60 for Solid Waste Fees. 

A home with a $250,000 tax value would be taxed:  $3303.25, regardless of owner occupancy.  

*The exception to this would be for those people living in a Special Municipal District such as Uptown, Historic South End, or University City.  For more information on these districts:   Municipal Service District Taxes

For someone located in the unincorporated part of the county, their tax bill on the $250,000 value would be $2548.75.

Union County:

For anyone located in Union County, they will pay a county rate of .665 for every $100 of value assigned to the home by the tax assessor.  For those living within the city limits of a town, they will add an additional rate for their city to get an overall tax value.  

For a home with a $250,000 tax value in Weddington, their city tax is .03.  So, their overall tax value would be (.03+.665) x (250,000/100) = $1737.50
